Staff Accommodation

The Staff Accommodation Department manages and allocates a wide range of staff accommodation facilities (including the staff gym and pool). All staff may be required to share a room with another employee, unless you have been given individual/single accommodation as part of your employment contract (e.g. Senior Department Managers).

Your allocation will largely depend upon your position at the time of employment and current staff accommodation availability.

Your accommodation will be allocated on the Thursday or Friday before you arrive. Once it’s been allocated you’ll be contacted to let you know exactly where you’re going and how much it’s going to cost.
Our staff accommodation is subsidised, and the cost comes out of your wage on a weekly basis so you don’t need to worry about arranging rent payment yourself. Your rent is also taken out of your pay pre-tax which is great for reducing your taxable income.

Can I switch accommodation?

After your arrival you will need to wait a minimum of 3 months (except in exceptional circumstances) before a move is allowed. NOTE: not all requests can be accommodated.

Behaviour  

Noise is to be kept to a minimum at all times, particularly on balconies. Noise complaints logged with Island Security may result in a penalty, denial of accommodation change/upgrade requests or result in relocation/eviction.

Residents may not hold noisy parties or create a disturbance or nuisance in accommodation and may not make undue noise at any time. Noise complaints lodged with Island Security are treated confidentially and may be lodged anonymously by calling Switch on 4946 9999.

Vandalism, theft and noise complaints are to be referred to Island Security or Switch.

If you are in a shared situation, you must keep the room clean and tidy at all times. In particular, your personal belongings should be kept within your area of the room. All cupboard and storage space must be shared equally.

Please be mindful of your roommate he/she may work different hours.

You are not permitted to smoke inside any accommodation building.
 
Residents and guests must enter and exit using doors, not via patios or balconies. Balcony hopping is considered a serious offence and will be treated as such.

Formal occasions in common areas, at the oval and pool, such as parties and functions, must be approved by Staff Accommodation and will be registered with Island Security.

Staff Accommodation may remove your right to reside in staff accommodation for breaches of the HIE Staff Accommodation Terms & Conditions or repeated noise and hygiene complaints.

The CEO, or their appointed officer, may direct a search of accommodation if the CEO suspects a breach of the Hamilton Island and Dent Island Rules & Regulations.

Laundry and Building Facilities  

Shared laundry facilities for all studio and dormitory style accommodation are located within the buildings, separate to the individual units. There is no charge for the use of these facilities.
Before using the dryer, please remove any lint from the filters to reduce the chance of fire.
Washing is to be collected from the laundry as soon as the cycle is complete. Clothing is not to be hung on balcony railings; however, you are permitted to use a clothes airer.

Do I have to pay for my accommodation? How do I pay? How much? 

Yes, you will need to pay for your accommodation on a weekly basis. 

Can I organise my own accommodation (private accommodation)?

Yes, however this will be up to you to research the private accommodation options and availability. Please note that there is very limited availability

Is my accommodation close to my work? 

The island is small and there are many ways to get to work. You can walk or take the free Island Shuttle bus. Most accommodation is within 15-20 minutes walk from your workplace.

Visitors

Visitors that are not HIE employees must be approved by Staff Accommodation Management 5 days prior to visiting. Any overnight visitors must be approved by current roommates and Staff Accommodation Management. Applications will be considered if:  

  • You have completed three months’ probation 
  • Any overnight visitors must be approved by current roommates and Staff Accommodation  
  • The period of stay should be outside Christmas/ New Year, Easter and Race Week. Exceptions may be made for immediate family members  
  • There is a 3 night maximum for all visitors unless otherwise authorised by the Staff Accommodation Manager in conjunction with PC&D  
  • Regular overnight visitors or visitors that are not HIE employees are not permitted in Lake Views, Southern Views and Lomandra Grove
  • The Staff Accommodation Manager may require any unauthorised person staying in the accommodation to vacate immediately  
  • If your roommate withdraws his or her approval for the overnight stay of your visitor, the Staff Accommodation Manager may require your visitor to leave the unit  
  • If you allow an approved visitor to stay overnight in your unit you are responsible for their conduct including any breach of the Hamilton Island and Dent Island Rules & Regulations
  • You are only allowed to have children under the age of 18yrs stay at East View, Harbour View and Cocos  
  • Child care is not available for staff having children stay for holiday periods as staff are not permitted to access Clownfish Club facilities – therefore, parents must have approved annual leave  
  • Family and friend rates for Reef View Hotel are on offer online and subject to availability  
  • Any visitor found staying in your unit without approval may also result in denial of Staff Accommodation changes or upgrade requests or result in your relocation or eviction
  • The visitor’s application form may be obtained from the Staff Accommodation office

Health and Hygiene Inspections

Health and hygiene inspections are conducted throughout the year, one weeks’ notice will be provided before each inspection via email and text. During these inspections, the unit must be presented in a clean and tidy manner. 

You are responsible for cleaning the following areas:

  • The external entry of the unit and balcony or veranda if on the ground floor  
  • All internal areas, blinds and door tracks, ceilings and walls  
  • Entry door, windows, balconies, wardrobes, glass doors and fly screens  
  • Bathrooms, mould in shower recess, tile grout, toilet, mirror, cupboard and shelves 
  • All surfaces, shelves, benches, tables and furniture  
  • Air-conditioner filters – please ask if you need to be shown how to do this  
  • Drawers inside and out, walls and skirting boards throughout  
  • Floors including under beds, fridges and behind the oven  
  • Inside, outside, top, underneath and behind of all electrical appliances (e.g. fridge, stove,  oven, air conditioner, microwave, fans, washing machine and clothes dryer if applicable)  
  • Top of the kitchen cabinets, mould on walls and ceilings 

Storage and Cleaning  

Units are required to be kept clean and tidy at all times and residents are responsible for maintaining the facilities and inventory provided in the unit.

Personal items outside your unit must not impede emergency services or walkways.

Balcony areas must not become overloaded storage areas for belongings.

Staff Accommodation will not allow the removal of any HIE furniture. Please speak with Staff Accommodation for further clarification.

Cigarette butts are not to be left in garden beds. Residents in ground floor units without balustrade, railings or enclosed corridors are permitted to have a doormat, pot plants and a shoe rack provided these items do not impede access. Residents who reside in upper level units may only have a doormat at the front door. No pot plants to be hung over balcony balustrades. This is a hazard.

Mould and Air Conditioners  

In tropical north Queensland the heat, humidity and rain can cause mould to grow. It is important to remove mould promptly to stop or minimise growth. Air out rooms by opening doors and windows to allow adequate ventilation of your unit. Use fans to circulate air when you are at work or use the rain drop-dehumidifier setting on the air conditioner. Specific mould detergents like Exit Mould do an effective job to get rid of mould if used correctly, as can a white vinegar cleaning solution. Always read and follow the instructions for use. If you have any concerns regarding mould please contact the Staff Accommodation office.

Futher tips on reducing mould growth:

  • Keep surfaces dust free and clean as dust and dirt attracts mould.
  • When it is raining, close your windows to keep rain and moisture outside.
  • We recommend that you invest in a ‘Hippo’ (a product that absorbs moisture, ideal for your wardrobe), which can be purchased from the IGA.
  • Reducing the amount of moisture is the best way to control mould growth.

Whilst you can’t control factors like rain, you can control the temperature you run your air conditioners. We recommend air conditioners run at 23 degrees in the Summer months.

When you run your air conditioner at lower temperatures, you increase the moisture build up on the walls, ceiling and floors in the apartments around you causing mould issues for your neighbour. Repairs to neighbouring rooms will be charged to you when applicable.

Charges may apply for utility misuse – leave your air conditioner on the raindrop-dehumidifier setting when you are not at home. Please contact Staff Accommodation for details. Whilst HIE services air conditioning units yearly, please ensure you clean your filters regularly to prevent dust and mould build up.

Maintenance  

Please report all routine maintenance issues via your in room Maintenance Request QR code sticker, located on the fridge or alternatively you can contact Staff Accommodation on 07 4946 8113 Monday to Friday.

Any weekend and/or urgent maintenance issues should be reported immediately via Switch on 4946 9999. 

Urgent issues include a burst water service or serious water leak, a blocked or broken toilet, gas leak, a dangerous electrical fault, a failure or breakdown of gas, electricity or water supply to the premises, or any other fault or damage that makes the premises unsafe or insecure.  


Report all HIE inventory damages/breakages to Staff Accommodation.
  
Hamilton Island staff and authorised contractors may enter staff accommodation units to conduct inspections, pest control or maintenance without prior notice. A calling card will be left when a staff member or authorised contractor has entered a unit. They may also report back any unit which they deem does not meet HIE standards to Staff Accommodation for further inspection. If reported items are not addressed within a reasonable time frame, please contact the Staff Accommodation office.

Do not attempt to replace light globes in an unsafe manner. Please call maintenance if you need assistance.
